I set up an IRA LLC with Guidant. I am now ready to liquidate the IRA LLC. Is there a process I must follow, so I do not incur more than the 20% income tax on the IRA LLC distribution from liquidation?

guidant helped form an Ira llc which has purchased real property in the llc name. The llc is going to purchase additional real property. I want to roll over ira funds from another ira self directed account to the llc for the purchase. How do I do that.

I have an empolyer Individual Account Plan that I need to rollover soon
(July) and am interested in a self directed IRA and use some of the funds for a real estate investment in Hawaii. I would have a partner with 50% each invested. My partner would be wanting to defer taxes using a 1031 tax exchange.
